Limassol Marina Renovation: What to Know Before You Start
Limassol Marina is one of the most prestigious residential addresses in Cyprus — and one of the most technically demanding environments for renovation work. Understanding the specific requirements before starting a project will save you significant time, money and stress.
Understanding the Marina Environment
Limassol Marina apartments and penthouses sit within a managed development with specific rules that govern renovation works. Before any work begins, you need to understand:
Marina Management Requirements. The Marina management authority has rules about working hours, materials deliveries, waste removal and contractor behaviour. Violations can result in work stoppage and fines. We know these rules and comply with them as standard practice.
Building Structural System. Marina residential buildings use post-tensioned concrete slab construction — a structural system that is stronger and more durable than conventional construction, but has one critical constraint: you cannot drill or cut into post-tensioned slabs without professional structural engineering guidance. Doing so risks catastrophic slab failure. This applies to floor slab, ceiling and any penetrations.
Salt Air Specification. All metal components — fixings, frames, fittings, balustrade hardware — must be specified to marine-grade (316 stainless steel or anodised aluminium) to withstand the salt air environment. Standard grade steel fixings will show rust within 2–3 years.
Views and Window Regulations. Modifications to external windows, balcony enclosures or terrace structures typically require approval from both the Marina management and Limassol Municipality. We obtain all required approvals before works begin.

Apartment Renovation (70–130m²)
Most Marina apartment renovations involve full interior refurbishment: new flooring throughout, kitchen replacement or upgrade, 1–2 bathroom renovations, fresh decoration, and often the addition of smart home features.

Marina penthouses often require comprehensive renovation including structural reconfiguration to improve views, premium material specification, smart home integration, and outdoor terrace works.

Pre-Sale Renovation
Many Marina properties are sold and resold as investment assets. A targeted pre-sale renovation (kitchen, bathrooms, flooring, decoration) typically costs €35,000–€65,000 and adds €60,000–€120,000 to the sale price based on comparable transactions.
Premium Specification in the Marina Market
Marina buyers and tenants expect a level of finish that exceeds standard Limassol renovation. Key specification elements:
Natural stone — Calacatta marble, Grigio Carnico, Emperador — are common in Marina properties. We source directly from Italian quarry distributors and have installed hundreds of square metres of premium stone in the area.
Large-format tiles — 120×60 or 120×120 porcelain, including book-matched large panels for shower areas. Requires precisely levelled substrates (we check with laser levels).
Bespoke joinery — built-in wardrobes, bespoke bathroom vanities and TV walls in lacquered MDF or veneer are standard in the premium segment.
Kitchen specification — Bulthaup, Poggenpohl, Siematic or comparable premium brands with Miele, Gaggenau or Smeg appliances. We have installed all of these and have trade accounts with major European kitchen manufacturers.
Smart home — KNX or Lutron lighting control, motorised shading, climate management and camera security are expected in penthouses and increasingly common in standard apartments.
Working in a Managed Building
In addition to the Marina management requirements, renovation in a managed building requires:
- Written consent from the building management committee for any structural works
- Building insurance notification for structural changes
- Coordination with neighbours to minimise disruption (we manage this proactively)
- Approved contractor register — some buildings require contractors to be registered and approved before starting
