Waterproofing in Limassol: Why Most Jobs Fail and How to Get It Right

Water damage is the single most expensive repair a Limassol property owner faces — and the one most often caused by inadequate waterproofing during a previous renovation. We regularly encounter properties where a bathroom renovation from 3–5 years ago is now causing water ingress into the apartment below, or where a flat roof “waterproofed” with bituminous felt is leaking into interior walls.

This guide explains why waterproofing fails, what a proper system looks like, and what to insist on when appointing a contractor.

Why Waterproofing Fails in Cyprus

1. Under-specified Materials

The most common failure: using standard acrylic tile adhesive as a waterproofing layer. This is not a waterproofing system — it is adhesive. Ceramic adhesives are permeable to water, which moves through the tile adhesive bed and accumulates in the screed and structural slab below.

Proper bathroom waterproofing uses a dedicated liquid membrane system (such as Mapei Mapelastic, Ardex 8+9, or Sika Tite) applied to the substrate before any tiles are laid.

2. Missing Upstand Coverage

Even properly-specified liquid membranes fail when the upstand (the area where the floor membrane meets the wall) is not treated correctly. Water migrates through floor-to-wall junctions — particularly in shower areas and around bath tubs — and penetrates below the tile line if the membrane does not extend a minimum of 200mm up the wall.

3. No Mesh Reinforcement at Junctions

The floor-to-wall junction, drain penetrations and pipe penetrations are stress points where cracking occurs first. A properly installed system uses fibreglass reinforcing mesh (Mapetex, or equivalent) at all junctions, embedded in the first coat of membrane.

4. Skipped Flood Testing

A flood test — filling the shower area or bathroom floor with 25–50mm of water and leaving it for 24 hours — is the only way to confirm the waterproofing is complete and effective before tiles are laid. Most renovation contractors skip this step. We do not.

5. Thermal Movement in Flat Roofs

Limassol flat roofs experience the widest temperature range in Europe. A black bituminous surface in August midday reaches 80–90°C; the same surface in January can fall to 5°C. This 75–85°C range causes rapid fatigue and cracking in bituminous membranes — particularly at overlaps and upstand junctions.

The Correct Waterproofing Systems

Bathroom and Wet Room Waterproofing

System: Mapei Mapelastic Smart (or equivalent EN 14891-certified product)

Process:

  1. Substrate preparation — all cracks in screed repaired with polymer-modified mortar
  2. Primer application
  3. First coat of liquid membrane applied by brush or roller
  4. Mapetex fibreglass mesh embedded at all floor-to-wall junctions, around drain bodies and at all pipe penetrations
  5. Second coat of membrane applied over mesh and full floor area
  6. 24-hour flood test — the area is filled with water for 24 hours. Any leak is marked and repaired before proceeding
  7. Tiling proceeds only after flood test passes

Guarantee: 10 years

Flat Roof Waterproofing

Flat roofs and accessible terraces require a different system to cope with thermal cycling and UV exposure.

Option 1: Liquid Applied Membrane (Preferred) Products such as Sika Sarnafil TS or Mapei Mapegum WPS applied over a prepared substrate and primed screed. Seamless coverage over the entire roof area — no overlaps to fail.

Option 2: APP Modified Bitumen Sheet (Torch-Applied) Higher-performance bituminous membranes using APP (Atactic Polypropylene) modification are significantly more durable than standard felt. Applied with a torch to ensure full adhesion with no air pockets.

Process: Always includes flood testing after application and before insulation, screed or tile finishing is applied.

Pool Waterproofing

Pool shells require a system that withstands continuous water contact, pool chemicals, and significant structural movement as the ground settles seasonally.

We use Mapei Mapelastic AquaDefense for pool waterproofing — a flexible cementitious coating that accommodates movement and is certified for contact with potable water. Applied in two coats with a 24-hour flood test before tiling.
