Window and door replacement is one of the highest-impact renovations you can make to a Cyprus property. Old single-glazed or poorly sealed windows are responsible for 25–40% of summer heat gain and winter heat loss — directly affecting your energy bills, comfort and air conditioning load. New windows also significantly change the appearance of a property and can increase sale value.

The Cyprus-Specific Challenges

Window material selection for Cyprus involves different trade-offs than northern Europe:

UV degradation. PVC frames fade, chalk and become brittle under sustained UV exposure faster in Cyprus than in northern climates. Quality PVC with titanium dioxide UV stabilisers performs reasonably, but standard PVC will show visible degradation within 7–10 years.

Coastal salt air. Within 1km of the coast, aluminium must be powder-coated or anodised to prevent pitting. Standard anodised aluminium performs well; marine-grade anodising is specified for seafront properties.

Solar heat gain. Standard double glazing admits significant solar heat gain. Specify low-emissivity (low-E) glass with a solar control coating for south and west-facing windows — it can reduce solar heat gain by 40–50% without reducing natural light significantly.

Thermal expansion. Cyprus temperature ranges create significant expansion and contraction in window frames. Poorly fitted frames or frames with inadequate expansion joints develop leaks and draughts over time.

Timber windows offer warmth, character and excellent thermal performance, but require a maintenance commitment that many property owners underestimate in Cyprus conditions.

For Cyprus properties, low-E double glazing with a solar control coating is the correct specification for most residential projects — balancing thermal performance, solar control and cost.
