Window and Door Replacement in Cyprus: Aluminium, PVC or Timber?
Window and door replacement is one of the highest-impact renovations you can make to a Cyprus property. Old single-glazed or poorly sealed windows are responsible for 25–40% of summer heat gain and winter heat loss — directly affecting your energy bills, comfort and air conditioning load. New windows also significantly change the appearance of a property and can increase sale value.
The Cyprus-Specific Challenges
Window material selection for Cyprus involves different trade-offs than northern Europe:
UV degradation. PVC frames fade, chalk and become brittle under sustained UV exposure faster in Cyprus than in northern climates. Quality PVC with titanium dioxide UV stabilisers performs reasonably, but standard PVC will show visible degradation within 7–10 years.
Coastal salt air. Within 1km of the coast, aluminium must be powder-coated or anodised to prevent pitting. Standard anodised aluminium performs well; marine-grade anodising is specified for seafront properties.
Solar heat gain. Standard double glazing admits significant solar heat gain. Specify low-emissivity (low-E) glass with a solar control coating for south and west-facing windows — it can reduce solar heat gain by 40–50% without reducing natural light significantly.
Thermal expansion. Cyprus temperature ranges create significant expansion and contraction in window frames. Poorly fitted frames or frames with inadequate expansion joints develop leaks and draughts over time.

Thermally broken aluminium is the most popular specification for Limassol renovation projects. “Thermally broken” means a polyamide thermal break separates the inner and outer aluminium profiles, eliminating the conduction path that makes non-broken aluminium perform poorly thermally.
Pros:
- Virtually maintenance-free for 30+ years
- Available in any RAL colour or dual-colour (white inside, anthracite outside)
- Suitable for large glazed areas — aluminium handles larger pane sizes than PVC
- Excellent corrosion resistance when properly powder-coated
- Can accommodate triple glazing and advanced glazing specifications
Cons:
- Higher upfront cost than PVC
- Aluminium conducts sound more readily than PVC (relevant near busy roads)
Cost: €350–€650 per window unit installed, depending on size
Quality PVC — Good Budget Option
Modern quality PVC (from manufacturers like Rehau, Veka or Schuco) performs well in Cyprus when correctly specified with UV-stabilised profiles and low-E double glazing.
Pros:
- Lower cost than aluminium
- Good thermal performance
- Wide colour range (though colours are applied as foil, not powder coat)
Cons:
- Quality varies enormously — cheap PVC degrades faster in Cyprus conditions
- Not suitable for very large glazed areas
- Limited colour options in premium finishes
Cost: €200–€400 per window unit installed
Engineered Timber — Premium Aesthetic Choice
Timber windows offer warmth, character and excellent thermal performance, but require a maintenance commitment that many property owners underestimate in Cyprus conditions.
Pros:
- Superior thermal performance (timber is a natural insulator)
- Beautiful aesthetic — particularly for traditional or hillside properties
- Environmentally low-impact material
Cons:
- Requires repainting or re-oiling every 5–8 years in Cyprus
- Swells slightly in humid winters
- Significantly more expensive
Cost: €600–€1,200 per window unit installed
Glazing Specification
The frame material is only part of the equation. Glazing specification determines thermal and acoustic performance:

EU Energy Renovation Grants
Window replacement qualifies for EU grant support under the Cyprus SAVE programme, provided the new windows meet a minimum U-value of 1.4 W/m²K or better. The grant can cover 30–40% of eligible costs, up to a maximum of €10,000 per qualifying residential property.
