How long does a permit for structural changes take?
Typically 4–8 weeks for residential properties in Limassol Municipality. Complex or heritage properties may take longer. We submit full applications with engineering drawings and liaise directly with the Town Planning Department.
Do I need a structural engineer as well as a contractor?
For load-bearing work, yes — a structural engineer's calculations are required by the Municipality. We have a network of licensed civil engineers in Limassol and coordinate the full technical package. The engineer's fee is quoted separately and is typically €500–€1,500 depending on scope.
Is it legal to remove a wall in a Cyprus apartment?
It depends on whether the wall is load-bearing and whether the building is an apartment block. In apartments, any structural changes also require written consent from the building's management committee (if there is one). We check all of this at the survey stage before quoting.
Can you add an extension to an existing villa in Limassol?
Yes, subject to planning approval. Extensions are permitted up to the property's maximum plot coverage ratio (typically 35–50% depending on zone). We calculate your permitted coverage, prepare the planning drawings, submit to Town Planning and build the extension under a fixed-price contract.
